The answers below explain how to maintain the porous asphalt system’s hydraulic conductivity, which is the rate at which water drains away through porous asphalt surface.

Why do we need to clean the TarmacDry system?

From time to time parts of the surface may suffer loss of hydraulic performance due to excessive detritus such as leaf build up and spillages of fine material. This can be minimised through good housekeeping, such as occasionally sweeping the surface with a broom. When first specified, Tarmac will suggest an appropriate cleaning and maintenance agreement for your project.

How do you clean the TarmacDry system?

To clean effectively without damaging the porous tarmac system’s integrity, suitable specialist equipment such as a mobile high pressure water suction cleaner is required. The water-suction machine has the ability to remove contaminants and restore hydraulic performance without damaging the permeable tarmac system. The use of conventional brush sweepers (such as traditional road sweeping equipment) and hand held high pressure water jet equipment must be avoided as they force detritus, such as sand and silt, into the surface voids and reduce the effectiveness of the system. However, a broom can be used for general housekeeping purposes, e.g. for removing leaves. We recommend a suitable TarmacDry maintenance agreement for general up-keep where surfaces have become clogged.

An appropriate cleaning and maintenance regime may be needed to maintain hydraulic conductivity. Our experience shows minimal and localised cleaning of the top 30mm may be required during the lifetime of the system. B&Q car park was restored to 3000mm per hour when cleaned. How can we ensure less disruption to the site when cleaning?

This depends on the site that needs to be cleaned.  If you would like to keep disruption to a minium let us know and we can work around you.  Work can also be carried out at night.  This is especially useful in busy retail car parks.
